After more than 7 years of providing comprehensive pre-purchase surveys to buyers of French properties as well as selling his own home in Dordogne and then buying another, Gordon has had wide experience of the selling process. He appreciates the importance of promoting your property in the best possible light in order to attract potential buyers, but at the same time, to maintain a buyer’s interest, they should be given an honest and realistic description. Suspicions can be raised if even a small problem has not been disclosed and a buyer may then move on to view another property.

Buyers appreciate honesty and frankness – no property is perfect and buyers expect to have to spend some money on repairs – but they prefer to know beforehand what they may be faced with. With a Pre-Sale Survey Report a buyer can proceed with confidence through to completion.

Repairs - Budget costings

Should any repairs be required a realistic budget cost can be given, this can then be factored into the sale price and explained to the buyer. This can prevent the buyer from negotiating an unrealistic figure off the sale price or from dropping out of the buying process.

Advice on Diagnostic Reports

The vendor is under an obligation to provide a series of diagnostic checks on asbestos, lead, termites, gas, electricity, drainage and environmental risks. The vendor may not be obliged to act on the findings of these reports with the result that buyers can be discouraged by the contents unless they are fully explained. The diagnostics are complex and being in French they can be misinterpreted. Misunderstanding of these reports could result in the buyer trying to negotiate an unrealistic reduction in the selling price or even walking away from the sale.

As part of the Pre-Sale Survey Report advice on the results of the Diagnostic Reports can be given to both parties, to prevent any misunderstandings and to suggest the appropriate course of action.
