How much does it Cost

For a normal size property of say 160 square metres habitable surface/ 4 bedrooms, 3 reception rooms a typical fee would be £450 paid in advance. Larger properties would attract a larger fee dependant upon size and number of units.

When you first contact me with a view to using my services, I will require contact details of the agent and details of the property such as the For Sale information on the agent's web site, and this will enable me to prepare a fee quotation.

Once you have registered with me, I then send you detailed Guidance Notes on the system for purchasing a French property and immediately contact the selling agent or the vendor to enquire about the existence and/or the timescale of the Diagnostic and Drainage Reports. These are normally available in PDF formats so are easily emailed to all interested parties.

In some cases, the vendor is unwilling to pay for the inspections until a serious buyer is interested in the property. This can mean that the reports may not all be available at the time when you are being pressured to making an offer.

This is the time when my contribution can be most effective. You can demonstrate your interest to the vendor by declaring that you are seeking independent professional advice and that any offer made at this time is subject to receipt of satisfactory reports.

Once the Diagnostic and Drainage reports are issued, I prepare my Detailed Written Report, usually within 4 working days, in clear common-sense English, advising on the results and what action I consider is appropriate.

I will deal with any queries you may have before you make the final commitment to buy the property. Armed with all this information you are in a strong position to finalise negotiations or even to decide whether or not to proceed further with the purchase.

If you proceed, I continue to offer you help and advice by email or on the phone if you have any concerns about the property, or the buying process, right through to completion.
